In 2006 we celebrated the opening of City Center One, one of Croatia’s favourite shopping malls. Five years earlier, in the place of City Center One West stood empty agricultural land. A partner contacted us and asked for help. Our analyses showed the location had fantastic potential, and the market was in dire need of a modern shopping mall with international brands. We grabbed the opportunity by the horns.
Together with our partners we bought off small parcels of land to create a whole, and obtained all necessary land allocations and permits. With the architects we developed the shopping centre and ensured its financing. Most importantly, we enabled the project to be profitable. International leaseholders were found, and based on expert analyses (consumer needs and behaviour, market fluctuations, etc) the ideal synergy of shops was determined. Big international brands, such as Peek & Cloppenburg, New Yorker, Hervis sports, the German Müller, and many more, were brought to Croatian consumers.
Finally, we sold the finished project. Throughout project development we sought and found the end buyer, who got a “key in hand” to a shopping centre with international, reliable leaseholders and long term lease contracts.
